Our sales process

Initial valuation

Our experienced valuer will visit your property for a no obligation valuation. There's no high pressure sell, no "deal of the day if you sign this contract now" All our valuations are accurate figures based on the current housing market conditions and backed up by Rightmove's professional valuation index. We won't give you a high valuation just to get you on our books. If you ask us we'll give you ideas on the best way to present your property for sale using our wealth of experience. We will leave you one of our informative packs, then email you our valuation.

When you decide that My Pad are the agent for you our office will make an appointment for your property to be measured, photographed and a three dimensional floor plan drawn. We will then email you your sales particulars and documents to approve. Once you are happy with this we "push the button" and your house will hit Rightmove in under an hour, it's that quick!

The phone starts ringing and the emails start coming through. Your property is live on the portals and buyers are forming an orderly queue! Our negotiators will take your potential buyers details. We will want to know a little bit about them before we let them round, and even accompany if you require it. Once the viewer has been, 24 hours later we are calling them for feedback. We want to know the good, bad or indifferent, giving you constructive feedback.

An offer comes in. we call and email you for your thoughts straight away. The law states that every offer be it good, bad, low or indifferent has to be put to the seller. We will never venture our opinion and tell you to accept an offer. As a professional licenced estate agent it is our job to get prospective buyers in through your door. The acceptance of an offer lies with you the seller. Remember, we act for you!

Once you accept an offer our property professionals will go through the due diligence process to ascertain that your buyer is in a position to proceed. When this is all in place we will contact you, your buyer and all the solicitors to get the sale moving. we will call you on a weekly basis with updates until you hand the keys over to your buyer.

Contracts exchanged, moving date agreed. On moving day you hand over your keys to your buyer. If you've paid us in advance there are no other charges. If you have gone on our fee when you pay when you sell, your solicitor will deduct the funds and pay us. With the money you save from what you would have paid using a mainstream agent you can treat yourself to something nice!
